Our operation in Italy functions on two levels-

This licenced Italian estate agency is a partnership between our own managing director, Steve Emmett FNAEA MCEI, and Dott. Riccardo Luculli. As such we can offer you a much higher level of service through what is in effect our own Italian estate agency than we can through an associated agency. The areas covered are primarily Tuscany and Umbria where we can undertake all aspects of sales, after-sales and restoration.Our office is widely-kown as an excellent point to start viewing property for sale in Umbria and property for sale in Tuscany.

Steve Emmett studied at the Architectural Association where he developed his love for Italy. He served six consecutive years as the Chairman of FOPDAC in the 1990s, was elected again in 2006 and 2007. In 2007 he led FOPDAC in negotiations with the NAEA resulting in a merger of the two organisations in July of that year. He is widely regarded as a leading expert on the Italian international market.

Dott. Riccardo Luculli is a graduate in Economics and Politics and for some years has been representing a German banking group in the Italian property sector. He was one of only two FIAIP (Federazione Italiana Agenti Immobiliari Professionali) members on the Perugia Chamber of Commerce board responsible for the management of the official estate agents' register. Now he is a member of the Perugia FIAIP Board with responsibility for foreign affairs and has recently been appointed as the FIAIP liaison officer for the British market.

Together Steve and Riccardo have put together a formidable team including surveyors, architects, notaries, accountants, lawyers, tradesmen - and all manner of suppliers. Intending purchasers are welcome to visit Steve and Riccardo in the offices in Passignano sul Trasimeno - preferably by appointment through the UK office - where they can discuss your requirements and carry out viewings.

Whilst we cannot provide the after-sales and restoration services that we would on our home ground, each associate offers their own package of services which you will be free to consider.We cannot take responsibility for these Associates as they are responsible directly to you for their services.
